Red Door Ventures submits largest planning application to date

Red Door Ventures has submitted a planning application for its largest scheme to date in East Ham. The company proposes to create 185 homes for private rent at the Town Hall Annexe site on Barking Road, as well as a café/restaurant as part of the complex.

Built in 1939, the Town Hall Annexe is a three storey locally listed building fronting Barking Road. It originally formed part of an impressive municipal complex for East Ham Urban District Council and falls within the East Ham Conservation area. Whilst the building currently remains in use as a council office, like lots of office buildings of this era, it is difficult to maintain and adapt to modern standards.

The proposals involve retaining the original Town Hall Annexe building and extending onto its roof, with further development to the rear of the site. The proposed 185 new homes will range from studio apartments to one, two and three apartments, all with the benefit of a private balcony. 

There is also opportunity for a new café and the scheme will include a communal courtyard garden between the buildings, high quality landscaping and children’s play space. Roof terraces above the new buildings will form additional communal amenity space for residents.

Lesley-Anne Alexander CBE, Chair of Red Door Ventures comments, “We are delighted to be able to submit an application for our largest scheme to date. Prior to finalising our application, we undertook public consultation including a public exhibition where the plans were available to view and members of our team were present to discuss the proposal. We also identified and consulted the community groups and other key stakeholders in the surrounding areas.

“Our proposal allows us to help contribute to the demand for housing in the area and provide a sustainable brownfield development adjacent to East Ham town centre with excellent public transport accessibility. There is also a provision for additional affordable properties, which will be built within the local community.”

The proposed development will be within an existing and established residential area of Newham and will be of high quality design to fit in with the local surroundings. The 185 new private rented sector residential units will contribute towards Red Door Ventures’ objective to improve the quality of Private Rented Sector housing in Newham to the benefit of residents, particularly young professionals, couples and small families”. In addition to which Red Door will provide affordable family housing in nearby locations as part of its Planning agreement with the council..

With its highly accessible town centre location, the development will be car free, with the provision for blue badge parking spaces. And 238 cycle spaces will be provided for the residential accommodation within secure rooms in the development. There will be an additional seven visitor cycle spaces within the rear courtyard and five secure cycle spaces for café users
